Planning:

mogene Baubetreuung GmbH can offer and execute the complete spectrum of
all service phases of the planning for your project. Partial services can be
executed as well. In close cooperation with the specialist planners, experts,
and authorities involved in your project, we create the planning foundations
and prerequisites for the realization of your project.

The determination and monitoring of project costs is just as much a part of
our services as the creation and maintenance of project schedules.

Construction management:

Since 2013, mogene Baubetreuung has been offering construction management
services (Phase 8). During all these years, we have accumulated extensive
experience and can now look back on more than 25 projects in which we were
fully or partially responsible for Phase 8 (construction management).

We consider Phase 8 to be the most demanding aspect of the construction
industry because it is the essential parameter in the realization of projects.
Despite constantly increasing demands and challenges, we continue to offer
this service and look forward to your inquiries.

Preventive fire protection:

As a specialist planner for preventive fire protection (EIPOS), we prepare
fire protection certificates for new as well as existing buildings in cooperation
with the engineering firm for fire protection, Klostermann & Roth (IBKUR).

According to Article 62 of the Bavarian Building Code (dated September 15, 2018),
compliance with fire protection requirements must be demonstrated for all
construction projects that are not exempt from permitting procedures.
This is done through a fire protection certificate, which is prepared based on
Section 11 of the state-specific Building Documents Ordinance (BauVorlV).

Furthermore, we are able to prepare plans such as fire protection plans
(visualization of a fire protection concept), fire service plans according to
DIN 14095, fire service route maps according to DIN 14675, and regional
technical connection requirements for fire alarm systems (TAB), as well as
escape and rescue route plans according to ASR A2.3 and DIN ISO 23601.

Survey & Documentation:

We conduct technical inventory analyses as part of the Technical Due Diligence (TDD)
and provide a sound assessment of existing properties. We lay our main focus on
the building structure, the supporting structure, the building envelope, and the
technical building equipment. Defects, damage, and maintenance residues are
identified and classified.

From this, we derive important parameters such as remaining useful life and
renovation requirements, and support these with reliable cost estimates.

Our analyses create transparency and security for purchase, refurbishment
and sustainable investment decisions.
